What should I expect from rentals?
Be realistic about what to expect; your first year will be a test to see what works and years 2 and 3 can build on that knowledge to create a rental machine.

What is the difference between short and long term lets?
Longer-term rentals (minimum of 6 months) generate less overall income, but a stable rental income allows better planning of your finances;
short-term rentals generate potential large incomes during peak season, but you have to fight for rentals in the slower seasons and rents are lower.

How much will my rental property rent for?
Often real estate investors will set rents based on how much they need to cover their mortgage, or how much they want, or on what they heard another rental home is renting for.
These methods almost always create problems. Arriving at the appropriate rent level can be a complex process that must take many factors into account.
This is one of many areas where hands-on experience makes all the difference. When you hire us as your property manager,

How often can I use my property?
Our prime consideration is you as the owner have full enjoyment of your property. To be as flexible as possible we require that you give us an indication of the weeks that you will require for your own use at least 3 weeks in advance.
We recommend that our owners use their units in lower occupancy periods and avoid holidays if high rental revenue is important for the owner.

How do I know that there will be no damage to my property?
Our inspectors will provide a full inventory check with any guests staying there. Full in-going and out-going cleaning will ensure that you property is maintained to the high standards you expect for yourself.
Accidents, however, do happen and for your own peace of mind we require all rental properties to have full insurance cover.

Can you arrange insurance for me?
Surely we can. We offer full property insurance covering all kind of damages and robbery. We will also find you the best price amongst the insurance companies we work with and deal with all the claims on your behalf.

What do you do to rent my property?
We strive for maximum exposure and carefully select the potential tenant to for each property to get the best match:
Internet - Listing your property on several holiday rental web sites and holiday portals
Partners - Including your property for rent in the accommodation contracts we signed with the major Tour operators and offering your property for rent through other partner tour agencies.
International Publicity - We use press releases and social networks increasing the exposure of your property to tenants in UK, Ireland, Greece, Russia, Germany and the Scandinavian countries.
Word of mouth / referrals - Current and past tenants, friends of our tenants, referrals from other agents that we network with.
Correct pricing - Even the best and nicest homes will not lease quickly if overpriced. We make sure your rental home is priced according to current market conditions.
Throughout preparation - Part of our job as property manager is to make sure your rental home is presented in a clean and attractive condition so that it will attract a good tenant.

How do I receive my rent?
Monies due to you from any rental will, of course, be transferred directly into a bank account of your choice. We would advise you to open Bulgarian bank account to save from transfer fees.
